Paradisio Del Mar: Unrivaled Luxury in Manalapan

Paradisio del Mar

The fascination and appeal of South Florida was built on images of vast estates overlooking the ocean and lifestyles replete with yachts, beachfront activities, and amenities associated with 5-star resorts.

While this segment of the real estate market may not have been affected in recent years like other sectors, there was an impact. But based on recent activity, the attraction of South Florida as a residential destination for the affluent is back, according to NPSIR owners Mark Nestler and John Poletto.

“The world of the ultra wealthy has always, to some extent, been sheltered from the economic trends that affect most people,” says Poletto. “In recent months we’ve seen a rapid emergence of a healthy market with enthusiastic buyers both nationally and internationally.”

Paradise by the Sea

Perhaps South Florida’s most significant listing is 1960 South Ocean Boulevard; an ultra-luxury, oceanfront mansion in the affluent city of Manalapan in Palm Beach County. Known as “Paradisio del Mar”, this extremely rare ocean to intracoastal property exemplifies the affluent lifestyle that has become synonymous with homes along the Atlantic Ocean.

Listed at $32 million, this 45,000 square-foot residence is nestled on four acres, on one of the widest sections of the Intracoastal Waterway to the west and the ocean to the east. It features a Mediterranean ambiance reminiscent of an Italian villa. Multiple exterior balconies, outdoor dining areas, and vistas that showcase exquisite water views are among the highlights of this private estate. But visitors find that there is much more to Paradisio del Mar

Extraordinary and Captivating

“This is simply an extraordinary property and a home that captivates the visual senses,” says Nestler.  “Each corridor, outdoor walkway, and staircase leads to other appealing features that set this home apart from other ultra-luxury mansions. Potential buyers have a sense of anticipation as they turn the next corner.”

Another attraction is the value in the price offering. Poletto estimates that this home would have been valued over $40 million prior to the real estate downturn that occurred in late 2006.

“It’s hard to say it’s a bargain, but those with an understanding of the ultra-luxury market realize this is a great value,” said Poletto.

Among the special features of this furnished and turn-key mansion is that it has the ability to house over 30 cars in three separate garage areas, or have guests stay at the oceanfront cottage in a natural tropical dune environment reminiscent of the turn of the century. A raised deck surrounding the pool has views of one of the widest parts of the Intracoastal Waterway in addition to a putting green, home theatre and multiple outdoor private sitting areas where one an enjoy ocean breezes to brilliant sunsets.

The tasteful décor and architectural features add to the appeal of Paradisio del Mar. Visitors approach the home through a privacy gate and follow a winding driveway to the elegant porte cochere. Upon entering the home, they view an elegant center staircase with wrought iron banisters and a grand rotunda that serve as the introduction to this world of luxury.

Luxury for Every Taste

“Keep in mind that potential buyers are accustomed to seeing these types of homes,” added Nestler. “But there is something distinctly different and appealing here. Everyone seems to have a different opinion as to its appeal. Some like the outdoor kitchen. Others the sheer privacy and security. The old-world wood-paneled library. The ability to host formal dinners and casual, outdoor events. The sprawling lawns.”

But the one common denominator is access to the Intracoastal and the ocean. Paradisio del Mar has a tunnel that goes under A1A and opens to scenic dunes and a meandering boardwalk that leads to a cozy, elevated sitting area with a fire pit and a dynamic view of the Atlantic Ocean. Continuing down this boardwalk, visitors come upon a quaint guest house, perched on a dune.

“They just aren’t making any more beachfronts,” mused Poletto. “In a home with so many features and amenities, the location on the ocean may be the major draw for people visiting from other parts of the United States and overseas.”

Sotheby’s International Realty Releases Luxury Lifestyle Report

Sothteby's Luxury Lifestyle

This week, Sotheby’s International Realty proudly released a landmark study on the current state of the luxury real estate market. The study revealed the following noteworthy global trends in luxury real estate .

Lifestyle Properties

This Luxury Lifestyle Report surveyed affluent consumers in the United States, the United Kingdom, China and Brazil, and found that the majority in all four countries reported being more ready to purchase a lifestyle property now than they were five years ago, as well as more likely to make a lifestyle property their primary residence.

Legacy Homes

In addition to a lifestyle property, the majority of affluent consumers in the all four nations surveyed also reported intending to make a legacy home purchase. A legacy home is a property intended to remain in the family or be gifted to children.

A corresponding survey of Sotheby’s International Realty network members found that the average legacy home client spends between $1 and $3 million purchasing a legacy home.

Return on Investment

Additionally, the Sotheby’s International Realty Luxury Lifestyle Report found that earning a return on investment was a key factor for clients when purchasing a luxury property. Compared with five years ago, a majority of affluent consumers are more confident in the strength of the housing market in their country of primary residence, which they believe offers the best real estate value right now.

In speaking about the report, Philip White, President & CEO of Sotheby’s International Realty Affiliates LLC states:

“Our findings confirmed what we have known to be true when it comes to the motivations and desires of these consumers: they are looking for homes that meet the needs of their varied lifestyles and that support their most precious asset, their family. These consumers also recognize the important role real estate plays in building wealth, and they expect to yield a return on their investment. In a testament to the health of the luxury market, they are more confident in their property’s ability to grow their overall net worth.”

Travel Spotlight: Downtown Delray Beach

Downtown Delray Beach: More Than Worth the Stay

Delray Beach is the perfect blend of lazy beach days and vibrant nightlife, with a dash of afternoon adventures on the side. Known as Florida’s “Village by the Sea”, this quaint city of 60,500 possesses an unparalleled magnetic quality that has attracted residents from around the world.

This is a lifestyle that sports Panama hats sold by individually and locally owned beachside shops, and where everything worth seeing is a charming walk away.

The Seaside Village With an Edge

While Florida boasts of several hip towns containing both urban centers and beaches, Delray Beach’s unique history and urban planning make this city stand far before the rest.

Florida experienced a huge land boom in the 1920s that set the stage for a massive influx of construction prospectors and homeowners hungry for a slice of Florida sun. This prompted undesirable suburban sprawl away from downtown amenities and the growth of view-blocking, oceanfront high-rises.

However, thanks to progressive thinking decades ago, Delray Beach never went down such a path. Mandates prevented the construction of aggressive high-rises and commerce was channeled to the famed Downtown Delray Beach Atlantic Avenue. This avenue sweeps from the beaches, across the Intracoastal Waterway, and pushes several blocks westward.

Lining its sidewalks is a living, breathing downtown, with an array of neighboring real estate. When it comes to selecting the most desirable properties, residents want to know where they can live near the water, while still be able to walk to Atlantic Avenue. After all, this defines a walker’s paradise town.

The variety of desirable walkable properties is staggering. Intracoastal condominiums and townhomes are tucked on either side of this water-thruway, and the beach itself is lined with multi-million dollar waterfront estates featuring Mediterranean Revival mansions neighboring classic 1950s beach bungalows. Many townhomes can be found above and adjacent to the classic restaurants and hip boutiques that line and surround Atlantic Avenue.

Today, Delray Beach is a decisive buyer’s market, with a steady inflow of affluent and mobile young professionals eager to cash in on the hot housing market and the booming South Florida economy.

Not Your Average American Beach Town

delray-beach-most-fun-small-town-badgeThe perfect blend of a booming economy and attractive amenities make the city an all-around “powerhouse” of American destinations. Delray Beach was named one of America’s best small towns by USA Today, claiming the title of “Most Fun”.

Residents and visitors can begin the day combing the shore for sea turtles beforesnorkeling around some of the East Coast’s most visible waters. In the afternoon, grab a bite at one of the city’s over one hundred premier restaurants and an evening martini at a funky local’s bar.

Here are some of our favorite Downtown Delray Beach places and activities:

  • Arts Garage: located at Atlantic and 1st Street. Called “a cultural powerhouse” by the Sun Sentinel and voted one of the top ten destinations by Palm Beach Cultural Council, Arts Garage is a fantastic multi-disciplinary entertainment hub. Enjoy an array of musicians, performers, film presenters, visual artists, and arts educators in a revolving events calendar that includes both local, national, and international talent.

  • Annual Tastemakers of Delray Beach: Delray Beach boasts over a hundred quality restaurants. Lining Atlantic Avenue and surrounding Downtown Delray Beach streets is a verifiable melting pot of international fare. The discerning foodie can choose from Asian, Cuban, Italian, Jamaican, or even the classic New York pizza, among many other tasty options. At the Annual Tastemakers of Delray Beach, the hungry patron can experience a collection of culinary delights in a two-night celebration of food, wine, and cocktails. This annual event features a set-price passport in which attendees can visit a multitude of participating restaurants to experience the best Delray Beach has to offer.

  • Delray GreenMarket in the Park: located at Old School Square Park at Atlantic Avenue and NE 2nd Avenue. Delray Beach has built its reputation on consistently offering something for everyone. This includes a weekly, family-friendly open-air marketplace featuring some of the best vendors throughout South Florida. GreenMarket has been a neighborhood staple since 1996, and remains an engaging community hub for thousands of Delray Beach residents. This Saturday morning destination offers everything from off-the-vine produce, fragrant baked goods, fresh cut flowers, unique artisan crafts, and so much more. A weekend visit to Downtown Delray Beach is not complete without a stop here!

There’s So Much More to Discover in Delray

The above is just a teaser of the city’s multitude of varied arts and entertainment avenues, food enterprises, and family-friendly events. Delray Beach is famed for its award-winning beaches, bustling downtown district, rich cultural heritage, and vibrant nightlife. Regardless of the time of year it is, or the block you wander down, this Village by the Sea has something for everyone. Mizner Park Events: An Evening With The Artist

IMG_1160 copy

Mizner Park events offer exciting entertainment opportunities for everyone, young and old. Along with year-round dining, shopping, community events and live performances at various venues, Mizner Park and downtown Boca Raton become even more vibrant and energetic in the spring and summer.

The arts have a strong presence in the area and Nestler Poletto Sotheby’s International Realty (NPSIR) is highly involved in supporting the thriving cultural richness in beautiful South Florida.

NPSIR hosts “An Evening with the Artist” event the third Thursday of every month and April’s installment is set to build on the success of previous events.

An Evening Set to Impress

The next evening with the artist event is Thursday, April 17th, 2014 from 6-8 p.m. at the NPSIR Sales Office located in 200 East. We offer a sophisticated selection of local and national wines and delectable appetizers to enjoy while browsing the artwork on display.

As with all evening with the artist events, this event is open to the public and everyone is invited.

Please RSVP by Monday, April 14th to insure we have an accurate headcount for those attending.

Our previous artist events were extremely successful and helped us connect with the community and the artistic talent that calls Florida home.

We’re proud to host something that coincides with the variety of Mizner Park events in the area.

Blooming beauty in artwork by Luisa Comizzo

This month’s featured artist is Luisa Comizzo whose favorite subject matter for artwork is flowers.  Fitting that such an accomplished artist helps welcome spring and all of the natural beauty blooming in south Florida.

Luisa was born in Italy and is a self-taught artist who first explored her creativity through drawing when she was a young girl.

While her initial artistic expression was through colored pencil and ink, Luisa began exploring the use of oils during her time living in Venezuela.

What started as work on miniatures and small canvases grew in size as Luisa discovered more ways to make the ideas in her mind flow into her brush strokes and into stunning works of art.

Vivid life on canvas

Luisa Comizzo’s love and appreciation for flowers is evident in her large paintings of them. Living in Boca Raton has helped Luisa build on and improve her artistic talent so that now her flowers on canvas appear three-dimensional and as though they could bloom to life right from the artwork.

Nature is dear to Luisa’s heart and her creations feature rich colors, fluid lines and a highly effective use of shadows and light.

One almost feels the warmth of the sunlight the flowers in her paintings are thriving in and they’re a breathtaking reflection of the endless sunshine in Florida at Mizner Park events.

Bountiful arts to enjoy in Boca Raton

NPSIR’s Evening with the Artist is a unique monthly event that brings emphasis to the extensive artistic talent throughout Boca Raton and Delray Beach.

There are plentiful opportunities to enjoy the arts, culture and entertainment aspects of southern Florida and Mizner Park events offer excitement and interest for everyone.

The Mizner Park Amphitheater has weekly events that feature area restaurants, live music and fund raising events for notable causes like Autism Speaks. Whether residents want to stroll through downtown, take in artwork, listen to live music, shop or dine, it’s available at Mizner Park events.

How to Choose The Best Luxury Real Estate Agent

Buying and selling in the luxury real estate market of South Florida is serious business. It’s as intricate and involved as negotiating the stock market.

Someone looking into South Florida’s real estate market needs a trusted and dependable agent to guide them through the process. That agent has a wealth of national and international resources and understands that handling luxury real estate requires skill, intelligence, knowledge and effective communication.

These are only a few factors to consider when choosing the best luxury real estate agent.

When to Find an Agent

While personal research is helpful, a client needs to seek out the aid of a real estate agent as early as possible. A great agent listens to their customers, is tenacious and persistent. Their network of high net-worth clients in the luxury real estate market proves their success.

The agent is trustworthy and can support their information with verifiable facts, figures and references.

Market Experience

Ideally, a luxury agent has extensive transactions with high-end clientele in the real estate market. They have real-life sales experience and a proven track record of positive results and satisfied customers.

Their experience with real estate transactions is in-depth and they’ve dealt with every step in the process of listing or buying a home.

A great agent is constantly researching market changes and on top of shifts in the industry.

Great Expectations

An experienced and professional real estate agent engages in constant and consistent communication with their clients.  They’re eager to answer questions and consult regularly with their clients to ensure that everyone is on the same page.

When listing a luxury property, the agent has a marketing plan with details specific to that particular home. They treat each client with individual and personalized attention and understand that every property is unique.

Agency Qualities

9 Reasons To Love Waterfront Properties Near Downtown Delray

atlantic avenue collage 2

It doesn’t matter where you’re from or where you’ve been, you’ll find that there is an impressive amount of things to do and enjoy in Downtown Delray Beach through Atlantic Avenue.

Whether living in spectacular waterfront properties near Atlantic Avenue or gorgeous rolling landscapes and equestrian paradises 20 minutes inland, residents of Delray Beach continue to discover endless amounts of things to see and do in their “Village By The Sea.”

Delray Beach was voted one of the five best small towns in America as “Most Fun” by USA Today and rightfully so. Read on to discover 9 reasons to love living near Atlantic Avenue in Downtown Delray Beach, FL.

1. Waterfront Lifestyle

Atlantic Avenue in Delray Beach boasts pristine white sand beaches and crystal clear Atlantic Ocean water perfect for snorkeling, scuba diving, kayaking, sailing, surfing, windsurfing, kiteboarding, and more.

In this lush tropical environment with vibrant social activities you’ll see people enjoying a nice jog along the shore, bicycling the beach and strolling along the avenue with their furry companions.

Atlantic Avenue is also on the Intracoastal Waterway where there is jet skiing, yachting, sight-seeing tours, fishing tours, and amazing sunsets.

For those living in waterfront properties nearby, a nice walk along the ocean shore will bring them to Atlantic Avenue or they can simply call “The Downtowner” for a free electric cart ride.

2. The Arts & Cultural Attractions

Atlantic Avenue boasts a very artistic community with regular artist exhibits, numerous art galleries, and a section of Downtown Delray called The Pineapple Grove District where there are artist boutiques, restaurants and galleries to explore.

A local South Florida resident exclaims on TripAdvisor, “The revitalization of ‘downtown’ is nothing short of stunning. All of us ‘locals’ love both Atlantic Avenue and Pineapple Grove, and it has become a huge tourist destination. You will not be disappointed.”

Downtown Delray residents enjoy year-round educational art programs, free jazz concerts at The Pavillion, and performances at The Delray Beach Center For The Arts.

3. Fine Dining & Boutique Shopping

The amount of fine and casual dining and upscale and boutique shopping along Atlantic City can take days to explore!

The unique, locally owned boutique shops offer one-of-kind shopping experiences as well as continue to support the livelihood of Delray Beach.

After a few hours of shopping and working up quite the appetite patrons can relax at one of the many restaurants.

From romantically lit sidewalk dining, to piano bars, fun beachside tiki bars, amazing seafood restaurants and exquisite farm to table cuisine there is something to please anyone’s palette and mood.

4. Delray Beach Hospitality

Have you ever visited a city where there were free taxis? On Atlantic Avenue there is a convenient and free “Downtowner,” which is an electric cart that pedestrians can wave down or call in to be picked up. Wow, imagine if New York City had a system like this.

Atlantic Avenue is full of truly hospitable people: the local shop owners, artists and restaurant owners seek to continue cultivating their community and making everyone feel welcomed.

Delray Beach has a caring and involved community that seeks to improve the quality of life for both it’s residents and visitors through it’s very involved chamber of commerce.

A very active historical society ensures that Delray never forgets where it came from and works with the city in excitement as to how it continues to grow.

5. World Class Events

Atlantic Avenue is well known for it’s world-class events and festivals such as the Garlic Festival, Wine and Seafood Festival, On The Ave, International Tennis Championships and the Art festival.

6. History And Architecture

Take a guided or self-guided historical walking tour of Atlantic Avenue, visit the Sundy House (built in 1902 and now an elegant dining establishment overlooking botanical gardens), a variety of historical museums, and educational centers.

Much of the local architecture in the Mediterranean Revival and Spanish Colonial Revival style was influenced by Addison Mizner, who was the visionary for nearby Boca Raton, FL.

7. Tropical Paradise Of South Florida

Top-notch beaches, local nature preserves, breathtaking sunrises and sunsets, tropical flora and fauna, and amazing weather all year round make South Florida and Delray Beach an exhilarating place to live.

Consider a peaceful, botanical getaway near Atlantic Avenue at the Morikami Japanese Gardens.

8. Safe, Solid Investment

Waterfront properties continue to be more and more scarce (even the ultra-wealthy are competing to secure their waterfront properties with only 4 direct oceanfront properties in the 20+ mil range available from Miami to Vero Beach)

9. Proximity to Miami, Ft. Lauderdale, Palm Beach, Boca Raton

Delray Beach is extremely convenient to a world of activities in nearby cities such as world-class polo, swim and tennis facilities, golf resorts and country clubs, professional sporting events, concerts, and more!

Breathtaking Views in South Florida

There’s nothing like ocean view living in South Florida. For those that live in luxury homes on the private and secure barrier island of Manalapan, FL, residents enjoy waterfront living at its best.

The sun rises over one side of the barrier island with amazing views of crystal blue waters in the Atlantic Ocean and it sets with rich hues of orange, red, pink, and purple over Lake Worth–Florida’s largest and safest part of the Intracoastal Waterway.

The Story Behind A Manalapan Paradise By The Sea

In the early 90’s a family started to build a spectacular mansion right in the heart of Manalapan, but due to family setbacks, the beautiful oceanfront property was let go and never lived in until purchased in the mid 90’s by the current homeowner.

The new homeowner, who was very passionate about the design and details, hired Architect Randall F. Keller, to completely renovate and expand the home. Marc Michaels, one of the top ten design firms, was also hired to meticulously design Paradisio del Mar to be what it is today.

Additions to the core home of Paradisio Del Mar were made to the South and North of the home site, making Paradisio Del Mar one of the Top 26 largest, privately owned homes by square footage in the U.S (amongst other properties on this list are Bill Gates’ estate in Washington and Donald Trump’s former mansion in Palm Beach, FL).

Connecting the beach side of Paradisio to the waterway is a private tunnel (one of only 10 in existence) that runs under Ocean Boulevard.

This tunnel was added to simply give the owner and his family a safe way to cross the street! The unique and rare feature adds to the mystique of this paradise by the sea.

The Best of Both Worlds: The Atlantic Ocean and Intracoastal Waterway

Living in Manalapan on both the waterway and Atlantic Ocean makes it extremely convenient to for yachting and jet skiing.

The residents of Paradisio Del Mar and other nearby luxury homes can access the Atlantic Ocean in just 2 minutes from their private dock on the waterway.

Paradisio del Mar’s setting on the east side of Lake Worth, with the Intracoastal Waterway Channel on the west side of the lake, adds to the privacy and security of the estate. This prime location provides easy boating access and a very peaceful setting with spectacular sunsets over the water that are a perfect backdrop to any evening activity.

Entertainment With A View

Entertaining at Paradisio Del Mar has been the centerpiece of enjoyment for it’s homeowners–imagine cocktail hours at sunset, catered dinners, weddings, putting a private green, a private boardwalk leading to a guest cottage that rests on sand dunes, and an impressive billiard room all with spectacular views of a waterfront paradise.

A Special Perk For Manalapan Residents

As if anyone would ever want to leave 1960 South Ocean Boulevard, all Manalapan residents have the privilege of membership to the private ultra-luxurious La Coquille Club with absolutely no dues.
This world class, historical hotel is said to have exquisite dining, breathtaking views (a common theme in Manalapan) and sublime events.

Also, relaxation by the pool, a round of tennis and a friendly game of golf can be had year round with Florida’s great weather.

Manalapan: A Perfectly Situated Town

Manalapan, FL is convenient to Palm Beach, Delray Beach, Boca Raton, Ft. Lauderdale and Miami. Each area offers a unique mixture of culture, the arts, upscale shopping, dining and entertainment.

Living near the water in South Florida also means easy access to the Carribean Islands (Paradisio Del Mar is only 3-4 hours by motor yacht to tropical getaways like Little Bahama Bank).

South Florida: Comprehensive Lifestyle With An Ocean View

If you’ve been seeking luxury homes with waterfront living, South Florida is arguably one of the best choices there is.
