Paradisio Del Mar: Unrivaled Luxury in Manalapan

Paradisio del Mar

The fascination and appeal of South Florida was built on images of vast estates overlooking the ocean and lifestyles replete with yachts, beachfront activities, and amenities associated with 5-star resorts.

While this segment of the real estate market may not have been affected in recent years like other sectors, there was an impact. But based on recent activity, the attraction of South Florida as a residential destination for the affluent is back, according to NPSIR owners Mark Nestler and John Poletto.

“The world of the ultra wealthy has always, to some extent, been sheltered from the economic trends that affect most people,” says Poletto. “In recent months we’ve seen a rapid emergence of a healthy market with enthusiastic buyers both nationally and internationally.”

Paradise by the Sea

Perhaps South Florida’s most significant listing is 1960 South Ocean Boulevard; an ultra-luxury, oceanfront mansion in the affluent city of Manalapan in Palm Beach County. Known as “Paradisio del Mar”, this extremely rare ocean to intracoastal property exemplifies the affluent lifestyle that has become synonymous with homes along the Atlantic Ocean.

Listed at $32 million, this 45,000 square-foot residence is nestled on four acres, on one of the widest sections of the Intracoastal Waterway to the west and the ocean to the east. It features a Mediterranean ambiance reminiscent of an Italian villa. Multiple exterior balconies, outdoor dining areas, and vistas that showcase exquisite water views are among the highlights of this private estate. But visitors find that there is much more to Paradisio del Mar

Extraordinary and Captivating

“This is simply an extraordinary property and a home that captivates the visual senses,” says Nestler.  “Each corridor, outdoor walkway, and staircase leads to other appealing features that set this home apart from other ultra-luxury mansions. Potential buyers have a sense of anticipation as they turn the next corner.”

Another attraction is the value in the price offering. Poletto estimates that this home would have been valued over $40 million prior to the real estate downturn that occurred in late 2006.

“It’s hard to say it’s a bargain, but those with an understanding of the ultra-luxury market realize this is a great value,” said Poletto.

Among the special features of this furnished and turn-key mansion is that it has the ability to house over 30 cars in three separate garage areas, or have guests stay at the oceanfront cottage in a natural tropical dune environment reminiscent of the turn of the century. A raised deck surrounding the pool has views of one of the widest parts of the Intracoastal Waterway in addition to a putting green, home theatre and multiple outdoor private sitting areas where one an enjoy ocean breezes to brilliant sunsets.

The tasteful décor and architectural features add to the appeal of Paradisio del Mar. Visitors approach the home through a privacy gate and follow a winding driveway to the elegant porte cochere. Upon entering the home, they view an elegant center staircase with wrought iron banisters and a grand rotunda that serve as the introduction to this world of luxury.

Luxury for Every Taste

“Keep in mind that potential buyers are accustomed to seeing these types of homes,” added Nestler. “But there is something distinctly different and appealing here. Everyone seems to have a different opinion as to its appeal. Some like the outdoor kitchen. Others the sheer privacy and security. The old-world wood-paneled library. The ability to host formal dinners and casual, outdoor events. The sprawling lawns.”

But the one common denominator is access to the Intracoastal and the ocean. Paradisio del Mar has a tunnel that goes under A1A and opens to scenic dunes and a meandering boardwalk that leads to a cozy, elevated sitting area with a fire pit and a dynamic view of the Atlantic Ocean. Continuing down this boardwalk, visitors come upon a quaint guest house, perched on a dune.

“They just aren’t making any more beachfronts,” mused Poletto. “In a home with so many features and amenities, the location on the ocean may be the major draw for people visiting from other parts of the United States and overseas.”

Highland Beach: Secluded Luxury

highland-beach

Though not large in size, Highland Beach makes a big impression on all those who live and visit there. Located in Palm Beach County between Delray Beach to the north and Boca Raton to the south, the town encompasses 1.1 square miles of prime Florida real estate.

This lovely South Florida area is flanked by the Atlantic Ocean on the east and the Intracoastal Waterway to the west, giving it endless water views and access. State Route A1A is Highland Beach’s main street and is devoid of even a single traffic light. Tall palms rise into the clear tropical skies like swaying sentries along the route welcoming residents and visitors alike.

Secluded beach sanctuary

With its close proximity to Boca Raton and Delray Beach, Highland Beach has easy access to a nearly endless variety of restaurants, shopping, fine dining, cultural events, recreation and entertainment. Approximately three miles of beach in the town allow residents to enjoy a secluded sanctuary where they can relax or partake in water and outdoor recreation.

During the winter months, the population doubles as snowbirds return from the north and tourists pour in to indulge in the tropical warmth of South Florida. The quieter luxury lifestyle of this area has attracted some celebrities to the area who have purchased palatial properties to enjoy the Atlantic breezes, waters and bright blue skies. Property values for Highland Beach continue to rise as the town thrives and beckons those who prefer a less hectic pace of life.

Sea turtle salvation

Those with a true appreciation of the beauty and wonder of nature have worked hard to insure that Highland Beach remains a safe harbor for sea turtles. The beaches of the area serve as nesting grounds for the endangered sea turtles found here from March through October every year. These majestic creatures arrive at the shores annually to lay thousands of eggs in nests throughout the various beaches.

A few weeks later, the hatchlings emerge and make their tumultuous journey to the safety of the sea. As the nesting and hatching happens at night, volunteers mark nests and all beachfront lighting remains off from dusk to dawn per a local ordinance. Residents need to avoid all nesting areas, avoid walking on the beach at night and refrain from using flashlights, which can confuse hatchlings that are attracted to the brightest light. Insuring these endangered sea turtles have Highland Beach as their sanctuary is an important way that the town works to protect the future and maintain the natural beauty of the area.

Exclusive beachside dining

Though there are many restaurants within reach at Delray Beach and Boca Raton, Highland Beach is home to great dining at its own Latitudes Ocean Grill. The restaurant features breakfast, brunch and lunch selections and offers a gorgeous ocean view from the outdoor seating area and walls of windows lining the interior. Diners rave about their Sunday brunch with its selection of carved meats, fresh raw bar and pasta choices. Other diner recommended dishes include their French onion soup and lobster rolls. The view is the highlight of Highland’s dining destination.

Intracoastal Waterway access

A multitude of destinations are accessible via the Intracoastal Waterway. As a majority of the homes are on waterway waterfront, residents hop in their boats and head north to Delray Beach to enjoy restaurants, entertainment and shopping or south toward Boca Raton for access to the vibrant energy of the blossoming city.

Atlantic Ocean recreation

Water lovers find Highland Beach the ideal destination for fun in the sand, surf and sun. Beach goers relax on the golden sands of the area, hunt for seashells, swim and scuba dive in the warm ocean water of Southern Florida. Fishing enthusiasts take their boats out on the waters for long stretches catching the freshest meal or simply enjoying the sport of it and releasing their catch. Boaters have the opportunity to cruise the waves of the ocean on everything from personal water craft to sailboats to large yachts.

For those who want the convenience of Boca Raton and Delray Beach but prefer quieter, more secluded living, Highland Beach offers them the ideal living and vacationing destination. Luxury living, serenity, seclusion and the tropical lifestyleawait at Highland Beach.

200_east_boca_raton

A true treasure awaiting discovery are the 200 East condos for sale in Downtown Boca Raton, Florida. The quality of these condominiums is unequaled in the area with only a handful still available. NPSIR’s recent interview with developer Lon Tabatchnick from Lojeta Group gave new insight into the luxury amenities and carefree lifestyle at 200 East.

Excellent potential

From day one, Lon and his partners have been on the same page and followed through on their investments. Lon is also involved in the Margaritaville Hollywood Beach Resort project to the south in Hollywood, FL. He is an inventive, involved and dedicated developer who sees great potential in the energetic communities of South Florida.

When asked who would best appreciate living in 200 East condos for sale, Lon stated that anyone who is “looking for a lifestyle change without having to necessarily leave the community” would love these luxury condominiums. “We develop units that you can live in and be comfortable. You can move out of a bigger house. The smallest units are 1700-1800 square feet.”

Unparalleled penthouse

The biggest treasure among them is the penthouse, which has “great city views, elite views, 360 view of the area with 3600 square feet.” It’s a unique opportunity for anyone leaving a single family house to upgrade to a sprawling penthouse overflowing with amenities. The penthouse comes with all the amenities of the other 200 East condos for sale including concierge and valet service.

Lon dares anyone to find a better unit for the price than the penthouse. He says there’s “no need to give that unit away…when the right person says yes, we’ll know it. It’s an irreplaceable unit for downtown.” With “very few units that size” available in beautiful Boca, the penthouse at 200 East shines like a diamond among local real estate. The penthouse has everything one could dream of for an amazing value considering the location, amenities, views, nearby attractions and ease of living.

Downtown energy, carefree living

Developer Lon Tabatchnick stated that he and his associates “Felt that downtown was the perfect opportunity, the amount of restaurants, cultural events that are down there, proximity to the beach and Boca Raton Resort.” Add into that easy walking to restaurants, entertainment, Mizner Park, culture and theatre performances and 200 East condos for sale are dreams come true! Residents possess quick access to downtown energy in an atmosphere of carefree living.

Best of all, according to Lon “The Boca Resort is really our amenity package.” Calling 200 East home allows for “more of a carefree lifestyle where you don’t have to worry about the roof, the air conditioner, the landscaper and just enjoy the things you live in South Florida for.”

Sotheby’s International Realty Releases Luxury Lifestyle Report

Sothteby's Luxury Lifestyle

This week, Sotheby’s International Realty proudly released a landmark study on the current state of the luxury real estate market. The study revealed the following noteworthy global trends in luxury real estate .

Lifestyle Properties

This Luxury Lifestyle Report surveyed affluent consumers in the United States, the United Kingdom, China and Brazil, and found that the majority in all four countries reported being more ready to purchase a lifestyle property now than they were five years ago, as well as more likely to make a lifestyle property their primary residence.

Legacy Homes

In addition to a lifestyle property, the majority of affluent consumers in the all four nations surveyed also reported intending to make a legacy home purchase. A legacy home is a property intended to remain in the family or be gifted to children.

A corresponding survey of Sotheby’s International Realty network members found that the average legacy home client spends between $1 and $3 million purchasing a legacy home.

In speaking about the report, Philip White, President & CEO of Sotheby’s International Realty Affiliates LLC states:
